Thanks for all the input guys. Sounds like individual might best “best” but a central return with the right system is fine.
Not sure it’s worth the $4k up charge.
Do you have kids and pets? Do you usually close bedroom doors to keep them out? My $0.02 is that the $4k upcharge is worth it for consistent heating with privacy ....

Ehh...
They make excellent sound transmision corridors... My kids regularly use them to talk from the girls room (upstairs) to the basement.

Whatever you think you're doing. Do more.
We insulated the interior walls with the sound suppression bats. Open cell spray foam between us and the basement. It helped for sure. But wasn't enough.
When i finish the bedroom in the basement under the master I'm going double 5/8 drywall on tht ceiling.
If i had to do it again, I'd have done Z wall construction will mass loaded vinyl in the cavities.

Look into green glue for between the 2 layers. Supposed to help kill sound a lot.
